The Multi-family vs a House

A multi-family building is a type of construction that groups several independent units—two, three, or up to four apartments.

Its main advantage over a single-family home is the reduced risk of vacancy, meaning periods without a tenant. If one of the occupants leaves, the other units continue to generate income. Conversely, when a tenant leaves a single-family home, the entire rent disappears for one, two, or three months, or even longer if the market is sluggish at that time.

Another interesting point: the cost of land is often comparable between a house and a fourplex. However, the rental income from a multi-family building is generally higher and, above all, more secure, making it a particularly attractive option for investors.
