There’s a very common reflex in France that I completely understand : the idea that “if you want something done right, do it yourself.” Many people think that if I share my advice, they can then manage on their own. They think, “Perfect, I have the method, I’ll find the property myself… then when I’ve found it, I’ll call the seller’s agent directly.”
That’s precisely what you absolutely must not do.
The seller’s agent represents their client exclusively, with whom they have a contractual agreement. Their mission is clear : to sell at the best price, ideally the highest possible. If a buyer contacts them directly, they will be all the more motivated because they won’t have to share their commission with a buyer’s agent.
In this context, they have no interest in highlighting anything that could hinder the sale. In theory, they must disclose everything, including any hidden defects. But in reality, he’s unlikely to dwell on details that could jeopardize the transaction.
His goal is to fulfill his mission to his client — the seller — not to the buyer.
That’s why it’s essential to be represented by a professional who defends your interests, and only your interests.
