We work with a database that is shared by all agents. It’s essentially a shared database where everyone pools their listings.
So, and we’ll remind this to ensure we understand how this MLS is used: in a transaction in the United States, specifically in Florida, you have two agents involved: the Seller’s Agent and the Buyer’s Agent.
The Seller’s Agent uploads his listing in this database. Then you have the Buyer’s Agent who, based on the specifications they’ve established with his client, searches this database and selects what they need. They then schedule an appointment with the Seller’s Agent to show the property to his client.
The beauty of this tool is that nothing is missed.
For example, in France, if an Agent shows you her listing in a building, she’ll only be showing you her own listing. Because she might not be aware that there’s a second one, possibly better and cheaper. She won’t know.
Whereas we have visibility on everything. Not just on a neighborhood, but on a city, even within this building and the entire history of what happens in this building as well.
We know exactly what’s going on.
