The common thread among my most successful clients is their open-mindedness… but above all, their responsiveness. Honestly, there’s nothing more crucial than responsiveness.

You can be responsive when you have cash. With cash, you don’t overthink things : you can immediately seize market opportunities (it’s an open secret).

If, on the other hand, you only have the security deposit, you need to go through a mortgage broker, a specialist in financing. Their role will be to obtain pre-approval, essential for knowing the client’s maximum budget precisely. Once this step is completed, you can begin the property search. And from that point on, you become truly responsive; you already have all the necessary documents to submit an offer as soon as an interesting opportunity comes along.

Another common trait, and a significant one, among those who succeed is that they are the best informed. And to be well-informed, you need good support. This is true in every profession.

Having good support, particularly from your broker, allows you to gain a clear understanding of the market — a market that, incidentally, is nothing like the one we know in France. For example, in France, our main benchmark is the price per square meter. Here, it’s not the square footage that will prevail, but other criteria, which vary from one market to another.

And sometimes, you only need to travel ten miles to go from one market to a completely different one.
