The best time of year to buy ? For a long time, it was thought to be summer. Why summer ? Because, traditionally, it’s our off-season. For years, it was said that Florida emptied out during this period. This isn’t entirely wrong : when the weather is nice everywhere in the United States, many prefer to leave Florida to avoid the heat and the humidity.
But this reality has changed. The population that leaves in the summer is now being replaced by a South American clientele. Back home, it’s winter, and they come here in search of warmth. The profile of prospective buyers is therefore changing, but the demand remains. As a result, saying that summer is the best time to buy is still somewhat true, but it’s no longer a hard and fast rule. Especially since Florida is definitively an international market.
Today, the market is primarily influenced by two factors: the geopolitical situation and interest rates. Let’s take the example of a first-time buyer: they must be able to afford their monthly mortgage payments. If interest rates are too high, they are immediately excluded from the market, which mechanically reduces the number of potential buyers.
It is therefore essential to keep a close eye on these two factors, as they are now the ones driving prices. This is a relatively new dynamic. Since the end of 2023 and throughout 2024, the market has literally shifted dramatically in the space of two or three months.
