From being scammed to savvy and successful investor

Success Story: The story of Karol, a client who became a friend.
Karol is one of my clients, but also someone I have a real affection for. His real estate adventure in Miami didn’t exactly get off to a promising start. He had bought two apartments… that were going nowhere. He quickly realized that the person who had sold him these properties wasn’t answering the phone when it came time to hand over the management. A first red flag.

One of my clients then advised him to contact me. From our very first conversations, I understood that he had been scammed: he had paid almost twice the actual value of his two apartments. In addition to being poorly located, they were occupied by tenants who were very difficult to manage. There was no room for maneuver.

Karol trusted me. So we made the difficult but necessary decision : to sell the two properties at a loss in order to start afresh.

The turning point: a strategic investment.
With the proceeds from the sale, Karol invested in a multi-family building in another town. At the time, he bought it for $500,000.
Ten years later, a developer offered him $1,600,000. He refused, preferring to rent the property out on Airbnb, a choice perfectly aligned with his return-on-investment goals.

Today, we are finishing the complete renovation. The building includes :
3 one-bedroom apartments
1 two-bedroom apartment

Rents, once around $800–$900, can now reach $2,000 to $2,100 per month for long-term rentals of one-bedroom units.

With Airbnb, thanks to the proximity to the beaches (5 minutes by bike), we estimate monthly gross revenues between $16,000 and $20,000, being conservative.
Result: goal achieved, shared satisfaction.

Karol had a clear objective : to generate returns. Today, he has achieved and even exceeded his goals. He is thrilled with his journey, and I am genuinely happy for him. His story shows that a bad start doesn’t preclude great success, provided you have the right support and make the right decisions at the right time.
