The secrets of negotiation

Real estate negotiation relies, above all, on thorough preparation. Before even entering into discussions, I must know the property’s precise value and understand how it is positioned within the market.

Next, there is an element of strategy, sometimes even a bit of bluffing, involved in the exchange with the agent. The relationship built with them is essential. The “likability factor” plays a genuine role : the more the agent wants to work with you, the more naturally things tend to progress.

In certain areas, such as Broward County, by Fort Lauderdale, agents tend to apply the rules very strictly, without truly incorporating the human element. It is a kind of “by-the-book” market, likely because they face a higher degree of accountability.

In Miami Beach, the situation is different. The market is more international, more dynamic, and agents tend to get straight to the point. They also have more options : when a seller receives multiple offers, they may well prioritize the agent with whom collaboration is the simplest, smoothest, and most logical. Faced with this reality, a buyer’s agent who is overly complicated, rigid, or confrontational risks unnecessarily closing doors—and, by extension, those of their client.

The goal is neither to manipulate the agent nor to feed them a line, they are not naive. If you want them to take an interest in your client’s case, especially when the property is highly sought-after—you must remain natural, human, and pleasant. Be personable, certainly, but without overdoing it: simply maintain the same easy flow you would in an ordinary conversation, much like ordering a coffee at Starbucks in the morning.

Conversely, showing up with an attitude, or presenting your offer as if it were automatically the best one, simply does not work.
