The Multi-family building can have two, three, or even four apartments. The advantage of a Multi-family building compared to a house
is that it limits the impact of vacancies, or a lack of tenants.
In other words, if one tenant leaves, the other three remain. Whereas with a house, a departing tenant deprives you of one, two, or even three months of rent if the market isn’t active at that time. So, vacancies are likely.
And with a Multi-family building, the Property tax and expenses are often equivalent to those of a house and a Fourplex. However, the rental income is significantly more secure and higher with a Fourplex than with a house.
