How the MLS works

We work with a database shared by all agents. It’s a fully collaborative professional platform where everyone uploads their listings.

To fully understand how the MLS works, it’s important to remember that in the United States — and therefore in Florida — a real estate transaction always involves two agents:
the seller’s agent,
the buyer’s agent.

The seller’s agent publishes their listing in this database. Meanwhile, the buyer’s agent, armed with their client’s specifications, searches this database and selects properties that match. They then contact the seller’s agent to schedule showings.

The strength of this tool is that it eliminates blind spots. Nothing slips through the net.

In France, for example, an agent will only show you their own listing in a given building. They won’t necessarily be aware of another unit available in the same building, perhaps one that’s more desirable or less expensive.

With the MLS, we have complete visibility: over a city, a neighborhood, a specific building, and even the entire transaction history. We know exactly what’s happening there, in real time.
