The best period of the year to buy. well, we would tend to say it’s summer. Why summer, because it’s the low season for us.
We would tend to say, and have been for years, that Florida empties out during the summer. That’s not false, since people leave because the weather is nice everywhere in the United States. So why suffer and stay in Florida during the summer when the humidity is unbelievable.
In fact, this population is being replaced by the South American population, where it’s winter at home, they come to the warmth here in Florida. It’s a different prospect profile.
So now, to say it’s more favorable, that’s still somewhat true, but today it’s not a rule. And especially in Florida, once again, it’s an international market.
What is closely bond above all, is the geopolitical circumstances and the interest rates.
If we’re talking about first-time buyers for example, they need to be able to pay their mortgage every month. With an interest rate that’s too high, that excludes them from the entire pool of potential buyers we could have.
You have to rather keep an eye on what’s happening geopolitically and on the interest rate, that’s literally holding prices in check today. That’s where we’re at. It’s a fairly new concept.
So I’d say since the end of 2023-2024, when the market suddenly completely flipped. It took two or three months to flip.
